Residential and Commercial Property Inspection
We carefully and methodically conduct a thorough inspection of the structures, components, systems, lots and grounds of the property. From the roof to the foundation, plumbing, electrical, heating, HVAC, and appliances. Windows/Doors/Siding to Soffits. We examine every aspect of the building and develop a clear, concise report.
With this comprehensive report, we give our customers the peace of mind to make a better and more informed decision about their real estate purchase. We encourage our Clients to be present at the Inspection for a first-hand understanding of any observations and concern, however, we perform inspections by proxy all the time. Our Property Inspections adhere to strict Industry Standards and Practices. The inspection fee includes **travel time, as long as the location is within the 5 county Arrowhead region and 1-1/2 hours or less one way. Additional mileage is billed at $ 1.00 per mile

Pre-Listing Inspection
We perform the same full, thorough home inspection for a seller prior to the property being actively listed.

We offer water testing at the time of an inspection.
An hourly rate will apply in addition to water testing fees, only if requested independent of an inspection.

Pre-Winter Residential Property Inspection
We perform the same full, thorough home inspection for a seller to keep the marketing of their property active through the winter season. We initially created this program, and find it very beneficial, for seasonal properties where the plumbing and heating systems are taken off-line. It is not often feasible to re-energize the systems for a potential buyer, so this report gives them the condition of the property prior to winterization.
Included in the home inspection report is visual documentation showing the exterior elements of the property that become snow covered and inaccessible for inspection. There will also be written documentation of any concerns accompanying the photos .
